The Perch is a 2.5-acre sky park located 11 stories high, serving as the roof of Capital One Hall and connected to The Watermark Hotel. The 11th-floor lobby, connected to The Perch, features stunning views of Tysons and includes the vibrant Wren restaurant and bar. The Perch offers year-round events and activities.

Half of The Perch is designated as a public park in collaboration with the Fairfax County Park Authority. It includes the Starr Hill Biergarten, an amphitheater, a games plaza, a sculpture garden, a great lawn area, a dog park, and Perch Putt, an 18-hole mini-golf course with food trucks.

The design posed structural challenges, such as supporting the landscaped plaza, amphitheater, and biergarten over large open spaces, managing noise and vibrations, and integrating the needs of a performance venue with those of a loading dock and parking garage.

Opening in phases, The Perch initially launched in August 2021 with the dog park, lawn games, amphitheater, and biergarten. The second phase, completed in spring 2022, added the mini-golf course and food trucks. The Perch is a family- and dog-friendly space with picnic tables, heated fire pits, bocce ball, and giant chess.
